Our Process To Buying A Property

1. Planning

Buying a home is a major investment so it’s important that you’re all in before taking the next step and contact a realtor.

2. Hiring

We want to be your partner in this journey, call us and let’s make it official. We’ll schedule a sit down to go through a detailed proprietary questionnaire, helping us understand who you are and what you’re looking for. It’s this Q&A that is the basis for our tailored approach.

3. Financing

Take time to understand your budget. Lenders generally recommend homes that cost no more than three to five times their annual household income if the home buyers plan to make a 20% down payment and have a moderate amount of other debt, but this is based on your own financial situation. Getting a mortgage? Get prequalified and pre-approved for credit to understand your budget. We can support with referrals because finding the right lender is a critical part of the overall process.

4. Customizing

Based on the results of our Q&A session we’ll start the property search, customizing an innately detailed package for your review within 2 weeks of our sit down. We will never recommend a home that we haven’t seen and inspected with our own eyes. We won’t send you 100 hyperlinks to waste your time sorting through. The package we provide will be completely tailored to your requirements and lifestyle, then you choose what you want to see.

5. Offering

Once you’ve selected the perfect fit we’ll start the process of making an offer. We have a team of experienced negotiators equipped with functional tools to help you understand where to start.

6. Inspect

We include a lite inspection highlighting potential issues as part of our bespoke package, but having a complete detailed inspection is critical to closing on time. As a bespoke brokerage with deep construction knowledge we also offer services to support with this and can help with any fixes that may be required. We understand the bones of real estate.

7. Mortgage

Your pre-approval should be in hand, now it’s a matter of aligning it all – our process based approach and deep relationships in the realty space provide an advantage. Coordinating the appraisal with your bank, the paperwork and pre-paring for closing is made seamless as a result.

8. Closing

We set a date that works for you and ensure you’re in lock step with your bank to make sure everything goes as planned. You sign, we celebrate!
